- Review Tenant Leases
- Design review for FM contractor, Security contractor offices and Central Control Room
- FM Strategy Inception report
- Preparation FM operating budgets (Capex and Opex) and Utilities (power, water and cooling) consumption budget estimates
- Strategy for FM outsourcing integrated FM services
- CAFM System:
- CAFM System RFP documentation; CAFM System Vendor tender evaluation and negotiations with selected Vendor to financial closure; Management of CAFM system configuration and implementation including automation of Performance Management System (PMS) model and CAFM interfaces with Oracle / Honeywell BMS
- RFP, tender contract documents, service specifications and performance management system for outsourcing all FM
services and FM contractor tender evaluation report and contract negotiations selected bidder. - Management of selected FM Contractor mobilisation and handover services
- Preparation of performance-based contract and service specifications for:
- Integrated FM; Security (guarding and systems), Waste Management, Cleaning and Pest Control services
- Tender evaluation report for outsourcing Sewerage Treatment Plant (STP) operations and maintenance
- Preparation of Tenant Welcome Guide
- Service charge model and cost allocation study
