Client: Abu Dhabi Airports Authority (ADAC)

Project Description: Abu Dhabi Airports Company PJSC (“ADAC”) is a public joint-stock company incorporated by Emiri Decree Number 5, of 4th March 2006 to commercialise airports and the aviation industry in the Emirate of Abu Dhabi.

ADAC’s mandate is to operate and maintain airport facilities and infrastructure to world-class standards, to oversee airport services rendered by private firms and stakeholders, to provide the Emirate’s airports with technical and management services to appropriate international standards of operations & efficiency.

ADAC’s FM strategy is to restructure its business based on a total Outsourcing Model for hard & soft FM Services at 5 Airports and develop a lean “in-house” management team to manage FM outsourced service delivery.

4FMS Services:

  • Audit the existing ADAC FM Operations (hybrid of FM in-house and multi contractors) at 5 airports
  • Review proposed method of FM operations (fully outsourced with a reduced in-house management team)
  • Conduct a detailed review of all existing and proposed FM Contracts and issued reports & recommendations
  • Development of revised outsourced Facilities Management Policies & Procedures
  • Development of strategies and plans to align ADAC FM Operations for FM outsourcing Model
  • Develop FM Department Standard Operating Procedures (SOP’s) based on fully outsourced operation with a revised in-house management team
  • Provide a new ADAC Facilities Management Functional & Positional department structures
  • Revise Job Descriptions for ADAC FM in-house management team
  • Provide training for FM in-house management team
  • Develop FM Contractor performance management and monitoring mechanism and automation in CAFM system
  • Prepare interdepartmental Service Level Agreements (SLA) and Key performance Indicators (K.P.Is) between ADAC FM & other ADAC Depts. (Finance, I.T, Commercial & Properties)
  • Manage & monitor outsourced FM Contractors implementation of new outsourced FM Contractors (hard & soft FM) including contract compliance
  • Develop & manage CAFM system solution integrated with ADAC Oracle ERP system for hard & soft FM services with Central 24/7 Call Centre
