Project Description: The project is a regional shopping mall development on Reem Island, Abu Dhabi with a net leasable area of approximately 2,000,000 sq. ft completed in 2018.

4FMS Services:

  • Stage 1: Design Review – Facilities Management
    • FM design review
    • FM space planning – offices, workshops, stores and amenities (BofH & FofH)
    • Waste management design review including collection points, compaction, recycling, disposal & logistics
    • Utility meters, meter reading technology, billing & collection, BMS functionality specifications and interfaces with other system applications including utilities, CAFM systems, ERP systems
  • Stage 2: Outline Operational Strategy
    • Develop outline operational and facilities management delivery strategy plan
    • Develop the operational and facilities management strategy and stakeholder responsibility matrix
    • Computer Aided Facilities Management Systems (CAFM)
    • Reviewed current CAFM systems available in the market
    • Facilities Management procurement strategy
    • Tender and contract documentation and evaluation of bids (maintenance, cleaning, pest control, landscape & irrigation, waste management and security services)
  • Stage 3: Service Charges Models
    • Development FM operating budgets (all FM Services)
    • Development of utilities consumption cost models & projections
    • Development of Service Charge Models & allocation of service costs between various end users
    • Asset Management Specifications for inclusion in main Contractor Tender & Contract Documents including data transfer to FM operatives
  • Stage 4: Detailed Design and Procurement
