Project Description: Large mixed-use eco-sensitive master community including residential (800 villas, townhouses and 7 no apt. buildings), marina & yacht club, hotel club house & townhouses, commercial offices, community centres, low-income residential complex, supermarket, retail, F&B, complex & extensive public realm infrastructure, landscape & irrigation, parks, waterways, mangroves and utilities, FM building and control centres (operations & security)
4FMS Services:
- FM building design reviews (residential apt buildings and retail / F&B facilities and FM building)
- FM operations strategies / SWOT analysis and recommendations
- Liaison & coordination with Master Developer, PMC and design consultants
- Review legal governance & survey documentation with client consultants
- Estate Management Plan (EMP)
- Master Community (MC) Service Charge model (General Fund & Reserve Fund)
- Strategy for MC Cost Allocations – methodology including analysis and for weighting, and for “developed, under construction and vacant” plots
- Development of Manuals, SOPs (IMS Manual, H&S Manual, Environmental Assurance Manual & Plot Owner’s Manual) Master Community and Designated Buildings
- FM tender procurement & contract documentation (master community & designated buildings – maintenance, cleaning & pest control, waste, security, hard & soft services landscape) and FM tender evaluation
- CAFM tender & contract documentation (all hard & soft FM master community & designated buildings services) and tender evaluation
